- Reference checks including credit check.
- Right to rent checks.
- Collecting deposit and first month's rent.
- Preparation of tenancy agreements
Full management – 11% including VAT
‘Let Only’ plus:
- Dealing with required repairs and estimates.
- Check-in and check-out process including transferring council tax and utility bills on the new tenant's names.
- Regular property inspections
- Arranging annual gas safety certificates.
- Arranging renewal of property certificates upon expiry
- Handling correspondences with the tenant(s)
- Registration of tenant deposit in custodial scheme
- Annual account statements
* An initial months fee (equivalent to one weeks rent plus VAT) is payable from the first month, and the 11% management fee (inclusive of VAT) is payable from the second month thereafter.
EPC (Energy Performance Certificate) :

Gas safety certificate :
- £84 including VAT (£70 excl. VAT)
Electric safety certificate :
- £144 including VAT (£120 excl. VAT) not including additional works (if required) to grant certification
Contract renewal :
- £180 including VAT non managed (£150 excl. VAT)
- £60 including VAT managed (£50 excl. VAT)
